According to City National Bank, qualified buyers can receive up to $20,000 through the Ladder Up Home Loan Grant, and those funds never need to be repaid. You can put the money toward your down payment, toward your closing costs, or toward buying down your interest rate for a lower monthly payment. On a purchase like this one, that can be the difference between “someday” and “this year.”
What else comes with the program
- No mortgage insurance, no matter your down payment amount.
- A down payment as low as 3% on a one-unit home you’ll live in.
- Reduced loan origination fees.
What it takes to qualify
The grant isn’t automatic, and part of my job is being up front with you about that. City National’s requirements include:
- A 30-year fixed-rate mortgage.
- The home as your primary residence, with the loan in first position.
- A minimum 660 credit score.
- Income limits, which in Los Angeles County are high (currently up to $319,000 per household), so most buyers aren’t ruled out on income.
- A HUD-approved homebuyer education course.
